real estate listing photos
listing photos include Photo shoot & edits for 20-30 daytime photos (depending on the home's needs). these photos are provided for you to upload to mls, zillow, social media or email to prospective buyers
0 - 1,000 sq ft - $100
1,000 sq ft -2300 sq ft - $130
2300 sq ft & above - contact for quote
commercial photos (such as portfolio, AIRBNB or advertising photos) - contact for quote
Please note: because short term rental properties such as airbnb are more permanent (as opposed to listing photos which are only needed until the house sells), I apply extra edits to short term rental photos such as television reflection edits, sky replacements, removing distracting objects in the background, etc. furthermore, I get up close or "lifestyle shots" of the airbnb amenities. because of the extra time involved, i do not offer the short term rentals at the listing price.

on top of that, i will tell you that I have been doing this for 7 years and in that time i have photographed over 700 homes.
once in the home, i take extra care to turn lights on and angle blinds or open curtains to get the most flattering lighting for the room. i then walk the room to find the best angles which both show the layout of the home and the features. as i look through the home, i try to think like a potential homeowner and really capture what is special and unique about the home. when possible, i try to get more than the required 20 photos for the mls listing - so you can have your choice of your favorites.
it might surprise you to know that most of the work is not done in the home, but (in MY home), on the computer during the editing process. it is not uncommon for other real estate photographers to have one setting that they can "batch edit" with. this means that they have certain settings that they have pre-programmed, and they can push an "apply to all" button for their edits. the problem with this approach is that all homes are different and therefore have different needs! even the rooms in a home can be different - with a different lighting, a different layout/shape, and different colors within the room that reflect onto the camera. this is why i edit each photo individually. i take the extra time to brighten up the dark spaces, color correct any room that has harsh or overbearing colors, and edit out small imperfections such as scratches on the walls or indents in the carpet.
